Insight Into Lender’s Process for the Phoenix Short Sale (Part 2 of 6)

by Rene G. Salinas on September 7th, 2010

This is where I come in the picture. Here’s a little bit of what I’ll be doing, but this is only the beginning. So let’s get started so I can reach the ending much quicker.

The Phoenix Short Sale – Borrower Permission & Lender Contact

Get Permission of the Borrower and Contact the Lender in Their Presence

The second step in our series on short sales is the lender contact step. First, I get written permission from the borrower (you) to contact their lender. There are various forms available for this, and the lender may have their own required form. However, the main goal is to get the borrower to name me as a person authorized to discuss their situation with the lender.

I will be contacting the loss mitigation department or the person named in letters to the homeowner. This is my most direct contact, thus the most efficient. It would be best if I contact them by phone with the borrower present. That way they can ask the borrower questions if necessary.

In this step, I’m starting to build a relationship with the loss mitigation group in order to get help through the process, request an outline of what they want and how they will make a decision on a short sale.

I will continue this discussion tomorrow. Make sure and stop by.
